The Property & Nature of the Problem

The property is a period Victorian building located in Highgate, North London (N6), constructed using traditional solid brickwork typical of the area. Like many older properties in North London, the façade had been exposed to decades of atmospheric pollution and traffic-related contamination.

Over time, this exposure had led to heavy carbon staining, causing deep black discolouration that had bonded within the surface of the brick rather than sitting on top. Due to the age of the building and the nature of the brickwork, the staining could not be safely removed using steam cleaning alone.

Any cleaning method used needed to be carefully controlled to avoid damaging the brick face, disturbing the mortar joints, or affecting the breathability of the masonry — making an assessment-led, chemical-assisted approach essential.

The Cleaning Method Selected for This Property

Following a full assessment of the brickwork, it became clear that the depth and nature of the carbon staining present on this façade could not be safely removed using steam cleaning alone.

The discolouration had developed over decades of exposure to atmospheric pollution and had become bonded within the surface of the brick rather than sitting on top. Attempting to force removal using higher pressure or steam would have risked damaging the brick face and mortar joints — something that is never appropriate on period masonry.

For this reason, the cleaning method selected for this property was a carefully controlled chemical-assisted approach, chosen specifically to break down the carbon staining while preserving the integrity and breathability of the brickwork.

The Results

Once the brickwork had been fully cleaned and allowed to dry, the results were clear and consistent across the façade.

The heavy carbon staining that had built up over decades was successfully removed, revealing the original brick colour and surface texture beneath. Importantly, the finish remained natural and even, with no signs of surface scarring, patchiness, or over-cleaning.

Why This Approach Was Right for This Building

This Victorian property in Highgate required a cleaning approach that balanced effective stain removal with long-term protection of the brickwork.

While steam cleaning is often the preferred method for period and heritage masonry where surface soiling or biological growth is present, the depth and nature of the staining on this façade meant it would not have been sufficient on its own. The carbon deposits had built up over decades and were bonded within the surface of the brick rather than sitting at surface level.

Relying solely on heat-based cleaning would not have delivered the required results in this case. Pressure washing was not considered at any stage, as the use of high pressure on traditional solid brickwork risks substantial damage to the brick face, mortar joints, and the long-term performance of the masonry.

By selecting a controlled, chemical-assisted approach specifically for this building, it was possible to safely break down and remove the carbon staining while preserving the integrity, texture, and breathable nature of the masonry. This method was chosen based on assessment, not convenience, and applied only where it was genuinely required.
